Undertaking a building project is one of the most expensive and stressful things most people will do in life. The job of the Architect is to help the clients to realise their dreams and aspirations, and to convert those aspirations into information from which the builder can do what he does best: build. Time and money spent on design at the beginning of the project will pay for itself in avoiding costly errors and construction delays.
We will produce details and information for the builder to provide accurate costings, reducing the risk to you of hidden extras. We can also prepare and administer a building contract to ensure that the builder carries out the works he has been contracted to do, for the agreed sum of money, to the agreed standards, and within the agreed time.
Generally our professional services are divided into the following work stages:
• Initial visit and feasibility discussion - we will sit down with you and discuss what you want to achieve and what your budget is, we will discuss general options with you and advise on any legal / planning issues.
• Survey and scheme design - once appointed, we will carry out a measured survey of the property in order to prepare sketch options for further discussion.
• Planning application - once the design is agreed we will prepare drawings and further information as is required for submission of a planning application to the local authority.
• Production information for building regulations and tendering - when planning approval is received we will proceed to detailed design and construction drawings which will be submitted for building regulations approval and used to obtain competitive quotations from builders or negotiate with your preferred builder.
• Administering the building contract - we will prepare and administer a building contract to ensure that the builder carries out the works he has been contracted to do, for the agreed sum of money, to the agreed standards, and within the agreed time.
• Interior Design services - from choosing furniture to bathroom taps, we have professionally qualified interior designers who can guide you on a “pay-as-you-go” basis.
